Property management and letting fees

Once we have negotiated the terms of your new tenancy on behalf of yourself and the landlord, you will be required to put down a holding fee to secure the property. The holding fee is equivalent to one week of the agreed rent and payable by bank transfer. If a holding deposit has not been placed with us, the property cannot be withdrawn from the market and may be let to another interested party. In the event that you are unable to take up the option of this tenancy on the move in date for any reason, then this holding deposit will be held against any losses or expenses incurred by the agent or the Landlord. If the Landlord withdraws from letting his property, then the holding deposit will be refunded less the cost of referencing and the results of the reference will be yours to keep.
All offers are subject to satisfactory references and ‘right to rent’ if applicable being received and accepted by the Landlord.
You will receive an email outlining the necessary reference documents required.
Once the referencing process has been satisfied, you will receive a tenancy agreement.
The total cost will include your 5 weeks security deposit, your first month’s rent (or 6/12 months payment in advance in case of students or unsatisfactory guarantee). The holding fee of one week rent which you put down to secure the property will be deducted from your first rental payment.
You must bring your bank details with you when you sign the agreement for a standing order mandate to be completed. All monthly rental payments are made strictly via bank standing order only.
Your deposit will be registered with Mydeposit. You will be given the Deposit Protection Certificate, the ‘how to rent’ manual guide and the Mydeposit ‘information for Tenants’ leaflet. Upon signing your tenancy agreement so as you are fully aware of how your deposit is being protected.
The Landlord may provide for an inventory report and check-in to take place at the beginning and at the end of the tenancy. Both appointments are carried out by an independent inventory clerk.
The Landlord is responsible for insuring the property. You must insure your own belongings. The Landlord and Casa Londra cannot and will not be held liable for any loss suffered by the Tenant whatever the circumstances.
All utilities (Electricity, Gas, Water, Telephone, Council Tax and Tv licence) must be notified of your arrival. In the case that Casa Londra manages the property on behalf of the landlord, we will arrange this for you.
All properties are taken as seen unless otherwise agreed in writing during the negotiation process and prior to a holding deposit being paid.
All of our tenancies are non-smoking.
Domestic pets are not permitted except if agreed in writing during the negotiation process and prior to a holding deposit being taken.
Many Landlords have service contracts and preferred contractors. If there is a problem with the property you are renting you must inform the Landlord or the managing agent. Failure to do so may mean that you are liable for any deterioration or damage resulting from any delay. You must not instruct a contractor to undertake any work. If you do it will be at your own expense and you must prove to the Landlord and the Managing Agent that the job has been done in accordance with the required regulations.
Should you wish to make any changes to the property including decoration, you must obtain written permission from the Landlord or managing agent before any work commences.
When smoke detectors are fitted in the property you have an obligation to ensure that they are kept in good working order and batteries replaced when needed. If you become aware of a fault you must immediately notify the Landlord or managing agent. If the property has either natural or bottled gas the law requires an annual Gas Safety Report and you will be given a copy of this when the tenancy begins.
The Garden or Terrace (if present). It is a requirement of our rental agreement that the Tenant keeps the grass cut, border and paths weed free and shrubs trimmed. Any blockages or problems must be reported.
If the Landlord is managing your property directly, then we will supply you with their contact details upon receipt of final monies and a signed tenancy agreement.
If Casa Londra manages your property we will hold keys for it and, in the event you have a maintenance issue and cannot attend to meet one of our contractors, then they will use our keys to access the property and attend to the problem raised.
Check-in and check-out are usually carried out during normal working hours (Monday to Friday from 9am to 5.30pm). In case a check-in or check-out is during weekends, bank holidays or outside normal working hours, may be agreed on request.
