Short term requests are extremely flexible and are classified as serviced offices. It is a good option if clients are not very sure about their long term plans in the UK. Usually a contract can be signed pretty much straight away and notice can be given after six months (sometimes less). We can advise on the best areas for the client’s type of business and prepare a list of available space in the desired areas. The property finder will organise to visit them with the client. Choosing the right property

The commercial market is extremely competitive and the client will have to be prepared to ‘convince’ the landlord that he is the right tenant for the location. This entails putting together a small presentation with information on the business called a ‘landlord pack’. The pack will be particularly important for ‘shop front’ businesses as landlords may have a very clear idea of how they want their block to look like and be perceived. Commercial leases

Long term office/show room/shop contracts are defined as commercial leases. One is usually tied into a contract for at least five years with a possible minimum break clause at three years. On a commercial lease the property will be given bare and the client is responsible for decoration, desks, broadband contracts etc. Casa Londra can assist with all of this. Once we receive a request we will send a list of properties for the client to consider, or simply as an example. At this stage we will also set up a meeting with our partner law firm, Child and Child, to explain the legal process. It is a long and complicated transaction, not too dissimilar to the purchase of a property.
